Buying new construction in Ontario? Let’s compare the whole offer.

I want buyers to have an option of both: established homes and newer construction. A builder incentive can make a difference, but we need to understand what comes with it.

Let’s look at the price, layout, included features, ownership costs and timing before deciding which home makes sense for you.

Start the conversation before your first builder visit

Builder registration and outside-agent procedures can vary. Before visiting or registering online, ask about the current process and how buyer representation would be handled.

Contact me with the community you’re considering so we can review the relevant questions. Do not assume an agent can be added later under every builder’s procedures.

Five things to compare before you decide

01

The actual home and included features

The model gives you ideas. The included-features list tells you what you’re buying. Confirm which features, upgrades and lot costs apply to the home you want.

02

The full cost picture

Compare the purchase price alongside taxes, assessments, association fees and the additional work or purchases you may need after moving in.

03

Incentives and their conditions

Some builders offer incentives worth a close look. Get the current terms in writing and review the financing details with your lender so you understand the full comparison.

04

Completion and move timing

Know what the contract says about timing and think through how a delay could affect your current home, lease or move.

05

Inspections, walkthroughs and warranties

Ask about inspection opportunities, the final walkthrough and the written warranty. A new home still deserves a careful review.

Put a resale home beside the new-home option

An established home may offer more yard space or a layout you like. A new home may offer newer features or a builder incentive. Let’s put the actual choices side by side so you can see the tradeoffs.

The best comparison is the home, the full cost and how it works for your plans.
