Let’s put your Ontario home in a position to sell.

“If this was my home, here’s what I would do.” That’s how I advise my sellers. We’ll look at the preparation, pricing and marketing that make sense for your property, with your next move in mind.

I look at my clients’ dollars as if they were my own. The goal is to put you in a strong position from the beginning.

Start with your property and your priorities

Will my home sell? At what price? And how quickly? Those are usually the first questions sellers ask me. I also want to talk about who the buyer might be and what other homes they’re considering. Once we understand the property, your timing and the competition, we can put a plan together.

A selling process built around preparation and leverage

01

Price strategically from the beginning

Listing high and waiting for buyers to negotiate can leave a home sitting with less activity. I’d rather position the home to bring buyers through the front door. We’ll review comparable sales and current competition so you understand the reasoning behind the price.

02

Prepare the home where it matters

Start with decluttering and cleaning. Then I’ll walk the property with you and point out the items worth addressing. Sometimes that means chipped paint, cabinet hardware or another manageable update. It doesn’t automatically mean a major renovation. I also bring in a staging consultant at no cost to the seller. We look at how to use the space and what you already have to make the home more inviting.

03

Show buyers the home and the community

Once the home is ready, we create the marketing: professional photography, video walkthroughs and a 3D tour, supported by a social media advertising campaign. For a buyer coming from outside the area, the video needs to explain more than the floor plan. I highlight what makes the property stand out and help them understand the community around it.

04

Use buyer interest to strengthen your position

“A lot of agents like to say we’re strong negotiators, but without leverage, there’s not much to negotiate.” Preparation, pricing and marketing work together to build that leverage. We’ll evaluate price alongside financing, contingencies, timing and the other terms that matter to you.

05

Keep the details moving through closing

An accepted offer is not the finish line. We stay on top of the contract, deadlines and the items that need attention from both sides. When inspection questions come up, I’ll help you understand the request and think through the response.

Selling in Ontario Ranch?

Your competition may include a builder offering a brand-new home with a financing incentive. We need to understand what that buyer is comparing. We’ll look at nearby resale homes, current builder offerings and the full ownership costs. Then we can discuss how to position your property and whether a buyer incentive belongs in the conversation.

Selling and buying at the same time

Let’s talk about both sides of the move early. Your sale, next purchase and moving timeline need to work together. We can outline the steps and coordinate financing questions with your chosen lender before you feel rushed.

Questions Ontario sellers ask

How much is my home worth?

Let’s look at the property and what a buyer would realistically compare it with. Condition, improvements, location and current competition all matter.

Not necessarily. I’ll walk the home with you and explain what I would address if it were mine.
Sometimes a smaller improvement is the more practical choice.

We’ll review an estimate based on your property and the services we agree on, including which costs are estimates and which have been confirmed.

You can never start too early. We can put a plan together now so you have time to prepare without feeling rushed.

Let’s start putting a plan together.

If you want to sell today or a year from now, we can have the conversation. I’ll help you understand what I would do, why I would do it and what can wait.
