1526 N Amber Court: a carefully planned Ontario sale
1526 N Amber Court, Ontario
This home had been in the same family for decades. Built in 1960 and still largely original, it needed a plan that would help buyers see what the property and the surrounding community had to offer.
“It was a tremendous honor to be able to represent the family in this sale.”

The home and the challenge
The property had been vacant for more than two years. With largely original interiors, we needed buyers to see beyond the updates they might eventually make.
I wanted them to walk through the front door with an understanding of the home’s possibilities and the community around it.
The plan
We priced the property strategically and professionally staged it. Then we created professional photography, a floor plan, a 3D tour and a walkthrough video.
The video let me guide buyers through the property and explain what made it worth seeing. My knowledge of Ontario helped tell the story beyond the walls of the home.
The result
We listed at $735,000 and put the home under contract in less than a week at $751,000, $16,000 above the asking price. The sale closed in less than 30 days.
For me, the most meaningful part was being trusted with a property that had been in the family for so long.

What this means for your sale
Your home doesn’t have to be brand new to have a story worth telling. The work is understanding what buyers will respond to, preparing the property and putting the right plan behind it.
What would the plan look like for your home?
Let’s walk through the property and talk about what I would do if it were mine.
